This former industrial site was used as a plant nursery. Urbanplus Ltd purchased the site from Hutt City Council in May 2009 and is in the process of completing a 9 Lot residential housing subdivision. Cuttriss Consultants Ltd have provided all surveying and engineering services for this project, and McLatchie & Sharp Ltd were the successful contractors to provide all the civil and roading works.
The surrounding area is of good quality residential housing, with hillside properties valued at, and above $600,000. The site is located within 8 minutes driving distance to Lower Hutt CBD, and public transport is within a 5 minute walking distance. Waiwhetu Stream adjoins the Lot on its western side.
A Hutt City Council plant nursery, recently downsized, abuts the Lot to the south and Laura Fergusson Trust has recently purchased the northern Lot earmarked for development purpose-built premises in the upcoming future. Laura Ferguson Trust currently operates a residential facility for people with physical disabilities from their premises adjoining this site at the northern end.
As a part of the development a road dissects the UPL residential Lots and runs into part of the LFT owned land, so that the Laura Ferguson Trust is able to access this area. Costs for the development of this road are being shared with the Trust.
The lots will be marketed from end of March through to late April, where seven of the nine of the lots are expected to be auctioned off in early May by The Professionals.
Any money made from the sale of the land will then be put back into social housing in Lower Hutt by Urbanplus Ltd.
